CRAP ! I GOT TOSSED OUTTA CAR-CONDO

Post by Sandy »

The man who runs it, has medical issues and no longer wants to have the day-to-day involvement of the up-keep and landlord duties....SO....
we all have recieved a e-mail to vacate on or about March 28 to 31st.

So, for just $150 @ month, per car, I lose 2 spaces (side-by-side) inside of a all brick building, slate roof, interior all concrete walls & ceiling, that was heated to 60 in winter and cooled to 70 in Summer.
$300 for ths.

SOoooo, yesterday I went lOOOOking and there re no PRIVATE, clean, safe private garages anywhwere me. I went onto Craig's List. All fqr away, or unsafe areas or crap. (Or they leak, or the lock is busted....etc).

So, to be safe, I put a D/P down at one of those nationwide stoarge places. This is not good, but I am buying time, as it's on a month-to-month basis.

This is a 10 X 20 foot container box, OUTDOORS ! I can only wonder how cold in Winter & how hot/humid in summer thes aluminum boxes could be.

I signed up for 2 Because I NEED 2. They hit me with something like $350 @ month for both. I screamed at that. I paid $300 at the heated/cooled place inside a temp. controled BUILDING. This is a damn 10x20 aluminun box, outdoors.
So, the manager asked me what I would pay? (The old as the hills car dealler question of "Whatwould you pay"?)

So, I sad $300. He agreed. Screwed again. I never in the past paid SALES TAX, because they were always private places, not a business, so.... then they add 7-percent sales tax ( $21.00 additional AND then a one time fee of $ 21.00 "adminestration Fee" - - So, my first month is FREE !! But, beginning month #2 (MAY) i HAVE TO PAY $342.00 FOR THE 2 CARS! That is really more than I can afford. So....I will be buying time for 1, 2 or 3 months, LOOking for something better.
This is the FIRST time I have ever had trouble finding a very good place.

This place is abig building & IS HEATED, but no vehicles indoors. Exterior Containers.

Made mistake, Admin. Fee is just once, in May. It's $21.00. So, after May it's $300 + $21.00 Sales Tax. Or $321.00. May will be $342.00 with the 1 time only adminestraton B.S.
Hope to God I eill be outta there B-4 the ADM. Fee.

The Coupe has been in the same place for at least 15 years. It's all good.
It's the Cadillac and the 25th Anniversary Edition 1990 ' Vert that are homeless.

Sandy:

So sorry to hear that. Would the owner sell the building? That would be the only thing I can think of. If he doesn't want the work (What little there is), maybe he'd sell the whole shebang. Maybe you and the others could get together and create a partnership, which may well cost less per month.

PS: I just picked up an original dealer brochure on the '86 ASC McLaren Verts for $10.00 + 2.00 shipping/handling.

I will try & explain:

The owner of the property are two elderly sisters & live far far away. (If Chemo-Brain can recall....Perhaps in South Dakota... GOOD guess !

A local man leases the entire complex from the 2 sisters. HE has the upkeep on his shoulders and he sub-lets the to the people that rent onthe property. On the property are one - two family house, parking outdoors for 2 dump trucks, parking outdoors for two HUGE cabs, the kinda that go across country, the 18-wheel rigs, 5 self-storage "pods" and the seperate building : Car Condo. Upstsairs above car condo are 4 offices (I b3lieve) One is a church group, one is an officw for a heating & air Conditioning company and I think the 4th office is empty.
On the other side of the property is a really big gutter-cleaning company.
They have there a big front corporate offic and in the rear a large indoor garage for there pick=ups and other bigger trucks.

SOooo you see, it's a big complex with alot of incoming rents.
My "landlord" is the eyes & the ears of the property there. I would assume that they rent him the garage (he has a bunch of cars in there, too, and I think that he is recponcible for the two family house out front, by the street, and for Caar-Condo. I (guessing now, that he sets the pricing for the house & Car Condo. I think the guttrer cleaning company and the 2 huge cabs for 18 wheelers & the 5 pods and the 2 dump truck that park outdoors all pay direct to the sisters. I think my landlord collects the fees from Car-Condo and from the two -- family house.

Anyway, he has some bad health problems and he doesn't want to be connected with the palce any longer.
He said it's been a big headache, but did not tell me anything else.

The tenants INSIDE Car-Condo are very nice people, and I am sure they pay and pay on time, as well.
But, last month the power garage door motor went bye-bye and took with it the electric !!! Now, the 2nd floor toilet has sprug a massive leak and when AFTER it is flushed the new clean water - instead of going into the toilet......pours down the inside wall of Car-Condo, below. This is my landlord's domain to keep up & I think he told me that fixing the electric garage door was $1,500. So...he has had it.
It is a 100 year old building. It was the largest manufacture point in the USA making Bobby Clubs !!!!!

B-4 Police carried guns.....they carried heavy solid wood sticks, very much like baseball bats. They were called Bobby Sticks, or bootie ticks.
THAT is how old this place is. There is a place there a small little building no bigger than 10x10 with the final boody sticks hanging up to dry. They have been hanging there for 70 years! (Sandy thinks they mght be dry!)

SOoo, that is the complex. 'Ya, it's big. It's also well hidden, which I liked !! It is zoned for residential OR commercial. I have a feling the 2 old sisters will sell and a developer will throw up some commercial office after bulldozing everything there, Just my guess.

So, I will searching ... I have from now until May 31 to finfd better, before the unbearable heat in June is upon us. But.... 'Ya, I am very worried.

Sorry to hear this Sandy. Frustrating thing to deal with.

What have you been paying monthly for how many years? $300 + $300 = 600 x 12 = $7,200 per year x 15 years? = $108,000 (holy crap, I just threw up a little in my mouth!) I hope the numbers are off a little!

You have a house in a suburban area? with a 1 car detached garage? you have room to add on to that garage? May have more upfront costs, but you'd save in the long run. have more piece of mind with your cars, and increase the value of your property/house.

Hope it works out.

Honestly, Sandy needs to move.

If he moved farther out to the country, he could do the following:

Rent his current occupancy. Right now I believe he lives in a duplex. He rents out half and lives in the other. Rent there is NOT cheap in that area, I am sure. $2k per month? At least?

So $2k per month plus $600 in storage fees = $2600 per month. If he moved a good deal out, he can BUY another house, with detached garage, etc and pay $1800 per month.

He would have enough money/room to add another car!

Growing up we had 13 cars in my family and all but the DD were in covered storage on the property. This property is currently for sale in Upstate NY for $125k. Sandy could live closer to a city center with a smaller property and still be ahead.

I also live far in a area where the buildings are fairly cheap. I bought a storage shed, steel structure covered in steel with concrete floor that is 30X72 with a 14X14 door so I can park my truck in on a land of 250X830. A old building that has been neglected but ......I paid $10,000 from a brankrupcy. I also have another piece of land accross the little river that follow the 830 length that is not big but came with it. All that on the same paved highway 3 miles from my house. Was a very good deal. And I live 3 miles from our small community wich have all the needed goods and services including some well known franchise restaurants and the 3 great american car dealership. I don't know how you can live in large cities with all those people running everyday like carzy animals.
So I think I agree.. Sandy should move and enjoy his cars in a remote area. :D

Okay, to catch up.... (I was in the hospitql, getting Chemo. I go every other Monday.
ShelbyCarb: I paid 150.00 a car, x 2 cars = $300. @ month.
I was a tenant there for 18 months.
Our garage here, at home, is a 2 car - but no room to expand.
My Town Car & the Blue McLaren reside in it. Wife's 2001 Jeep Cherokee Limited 4x4 AND our son's new Lexus live side-by-side in the driveway.
Mike N. - Other side of duplex pays $ 1,400.00 @ month. NO central A/C and ONLY street parking severely cuts down on the amont the public will btolerate. BUT, the UPside is that we have really great tenants, they are quiet, look after the place, in our absence and ALWAYS pay on time. They are very trustworthy people.
I bought my wife a slew of white & purple plants for Mother's day. ALOT - like 26 or 28. I was feeling ill that whole week, & I was useless. Karen had a horrible cold. It was like a hospital here !!
The tenant clled me over and said that she would plant them all & I should show her where I want them. I did, and she planted them all for me (us). (and) give Karen a Mother's day greeting card, too!

Ya can't buy tenants like that.
